This presentation looks at the new trends emerging both within the community association industry and from outside sources that will have a lasting effect on reserve studies. This will impact how reserve studies are prepared and how they are used by managers, board members, and other industry professionals.

Gary Porter

IGary Porter, CEO of Facilities Advisors, has provided financial services to condominium and homeowners associations since 1976 and has been performing reserve studies since 1982. He is widely recognized as one of the leading financial experts in the industry, having authored five books and more than 400 articles on association financial matters, and delivering presentations to industry groups nationwide. His expertise has been featured in publications including The Wall Street Journal, Money Magazine, Kiplinger’s Personal Finance, Common Ground, The Ledger Quarterly, The Practical Accountant, Timesharing Today, Hawaii Building Trades, and The Florida Community Association Journal. Gary serves as President of the International Capital Budgeting Institute (ICBI) and is the primary author of its Generally Accepted Reserve Study Standards. He holds multiple professional designations, including Certified Public Accountant (CPA), Facilities Management Professional (FMP), Reserve Specialist (RS), Registered Reserve Consultant (RRC), and Reserve Study Specialist (RSS). His expertise in both accounting and facilities management provides a comprehensive foundation for accurate financial projections and component condition assessment. In addition to his professional work, Gary has played a significant role in shaping industry standards and education. He has authored training materials used in reserve study certification programs and contributed to the development of best practices across the field. His background also includes serving as a recognized economics and valuation expert in the California Superior Court system for over two decades, including appointments as an independent court expert. A longtime industry leader, Gary was a founding member of the CAI Channel Islands Chapter and served as CAI’s 1998 national president. His contributions have been recognized with numerous honors, including CAI’s Distinguished Service and Author of the Year Awards, as well as CACM’s Vision Award. With decades of experience and a comprehensive perspective on both financial and physical asset planning, Gary provides leadership and insight that continue to shape the standards and practices of the reserve study industry.
